Description of activity

DOZAMEL is a service company conducting business activity with regard to comprehensive management of industrial property, i.e. letting of production, storage and office space as well as conference rooms; operation, servicing and lease of machinery and devices; operation of energy grids and installations. The company renders railway and road transportation services. DOZAMEL supplies energy factors and holds required concessions for their transfer, distribution, production and trade. The company also provides catering, hotel and rehabilitation services in its own facilities located in Wrocław and Kołobrzeg. DOZAMEL manages and administers its properties on its own and has own services responsible for renovation, construction, storage and supplies. The company manages and actively participates in organisation and development of the Wroclaw Industrial Park. The company’s main customers are companies operating on its premises (subsidiaries of international companies, domestic manufacturing enterprises), including among others: ALSTOM POWER – a leading producer of e.g. turbo generators, RUUKKI – global supplier of metalworking-based products and services, DFME – Polish producer of hydro generators and generators. The company offers its services to over 60 companies and small and medium enterprises operating on its premises. The company conducts its core activities in Wrocław on the area of 33.4 hectares. As regards letting of property and property management, DOZAMEL owns buildings with a total useful floor area of 153.3 thousand sqm, including production halls (15 buildings with a useful floor area of around 98.9 thousand sqm), storage facilities (25 buildings with a useful floor area of around 23.9 thousand sqm), office buildings (9 buildings with a useful floor area of around 20.9 thousand sqm) and other service facilities (14 buildings with a useful floor area of around 9.7 thousand sqm). As regards the supply of energy factors, the company owns a 24 MW gas and oil fired heating plant, a 110 kW compressor room, a 20MW power station, as well as gas systems, telecom and IT networks, heat networks and water and sewage systems. The company also offers railway and road transportation (mainly oversized transport of generators) with its 5 heavy goods vehicles, 2 diesel locomotives and a railroad crane. DOZAMEL has sufficient equipment and personnel to operate over 200 hoisting devices and other technical devices. The company owns a hotel (Wodnik Hotel) in Wrocław (29 beds) and a Recreation Centre in Kołobrzeg (229 beds). The company’s Conference Centre offers four fully automated conference rooms. DOZAMEL operates on two market areas, i.e. on the area of the Wroclaw Industrial Park and on the external market. The Wroclaw Industrial Park offers high potential for selling the company’s industrial property management services. DOZAMEL is located in the direct vicinity of various business and industrial parks (the Wroclaw Industrial Park and the Wroclaw Technology Park). The company cooperates closely with other industrial parks as part of the National Forum of Industrial and Technology Parks Association (KFPP). DOZAMEL’s mission is to offer its competence as regards managing industrial areas and services. The company’s strategy is mainly aimed at: modernising and expanding its property; making investment related to constructing and modernising building structures and energy networks; implementing Integrated Management System and Integrated IT System. The company’s main objectives include developing industrial and non-industrial services as well as strengthening relations with business partners. DOZAMEL aims to build up its brand name as a service company and strengthen the brand name of the Wroclaw Industrial Park.
