Description of activity

Polskie Tatry S.A. has been operating on the market of tourist services for almost twenty years. The main operational activities of the company concentrate on three areas of the tourist market, i.e. hotel, catering and recreational services. The company also conducts activities in scope of retail sale and lease of real estate. One of the company’s strengths is the location of its hotels and boarding houses in an attractive mountain setting. Owing to this the company can provide various services for a diverse group of customers. Polskie Tatry S.A. operates on a very attractive market for the tourist industry. Its facilities are situated in a region visited in large numbers by mountaineering enthusiasts, both in summer and winter. In Zakopane, the company provides hotel services in two boarding houses located in the town centre on the Antałówka hillside (in the immediate vicinity of an aqua park) and in the “Dolina Białego” boarding house complex situated at the mouth of one of the most beautiful valleys in the Tatra Mountains, in a picturesque and very quiet part of Zakopane. The “Dolina Białego” boarding house complex consists of well-known facilities such as “Villa Pan Tadeusz”, “Villa Zosia”, “Boarding House Telimena” and “Boarding House Biały Potok”. The company also owns the “Tatry” hotel – the highest situated hotel in Poland, located on the Zgorzelisko glade in the immediate vicinity of a large ski station “Małe Ciche”. Altogether, the company offers 415 accommodation places in a three star standard. The company also owns an aqua park in Zakopane. The aqua park is part of the “Zespół Antałówka” complex in which the company offers water recreation services (swimming pool, outdoor thermal pool, wild river, waterslides, jacuzzi, hydro massage). The aqua park also has a Fitness Club, a sauna complex (sauna, brine sauna, biosauna, winter booth, steam bath) and a fully automatic bowling alley. The users of the services offered by Polskie Tatry S.A. are individual tourists from Poland and abroad, organised groups of tourists as well as organisers of trainings, conferences and integration events, and, as far as the services offered in the aqua park are concerned, residents of Zakopane and the Podhale region. In order to increase the availability of its offer, the company cooperates with many travel agents operating in Poland and abroad. The company has an online accommodation reservation system operated by a central service reservation team. The company owns two taverns in Zakopane (“Biały Potok” and “Chata zbójnicka”), a tavern on the Zgorzelisko glade (“Szałas pod wilkiem”), a restaurant in Kuźnice (“Zajazd w Kuźnicach”) and a 3.4 ha camping (“Pod krokwią”) in an attractive part of Zakopane. Altogether, the company owns approx. 21 ha of land in the town of Zakopane and the Poronin Commune. The company’s development strategy is based on sustainable growth principles, allowing the company to reconcile satisfactory economic results with deep concern for the society and the natural environment. Since 2009 the company has been successfully implementing the adopted development programme. Its main goal is to improve the company’s financial condition and subsequently to maximise the goodwill of the company. The company plans to obtain in 2010 significant funds from sale of unproductive assets and to use such resources to renovate and modernise hotel facilities, expand the infrastructure of the “Zespół Antałówka” complex (boarding houses and aqua park) and to pay up early a part of the investment loan obtained in 2006 for completion of the aqua park. Crucial from the point of view of increasing the sales of services in the aqua park will be completion of an adjacent five star hotel. Underway are talks on signing a cooperation agreement with the owner of the hotel in order to functionally link these two facilities. The initial estimate is that the cooperation agreement will allow the company to obtain additional revenues from aqua park services amounting to approx. PLN 1.5-2.0 million annually.

Planned privatisation

The Treasury holds 71.87% of company shares. The remaining shares (28.13%) are held by the Zakopane Town Commune. The Minister of Treasury has taken the decision to extend the date of submitting binding offers to May 25, 2012.

After the analysis of offers submitted in response to the invitation to negotiations, a decision was made to admit 5 investors to the next stage of the privatisation process.
