Description of activity

The Company’s activity is focused on the leasing of office spaces in the area of Warsaw. Intraco S.A. has a more than 35-year tradition in managing office building.
The Company operates on the commercial property market and their customers are mainly entities operating on the B2B market. The Company leases office spaces to Polish and foreign companies and to state institutions.
Intraco S.A. is the owner of one of the most recognizable office buildings in Warsaw, located at the communication centre of the capital city. The building has 39 floors with the total rental spaces of 20,824 m², including: office spaces – 18,501 m2, commercial spaces – 2,178 m2, storage space – 145 m2, underground garage space for 200 cars and an outside parking places for 40 cars. Intraco S.A. also owns the Osiedle Biznesu (Business Estate), consisting of 5 commercial buildings with the total rental area of 7,410 m², including office spaces – 7,192 m2, commercial spaces – 147 m2, storage space – 71 m2, and parking places for 260 cars situated around the buildings. More than 30 renowned Polish and foreign firms lease the spaces in the Business estate. The Estate is located in Bielany, Warsaw.
The Company’s development strategy assumes to increase its portfolio with new buildings. The Company plans to construct a modern office building with the office space area of 9,000 square metres in the centre of Warsaw, and new office spaces (3000 square metres) in the Business Estate. Apart from increasing its office space volume, Intraco S.A. also intends to extend its development activity. Some of the buildings in the Business Estate are to be replaced with apartment buildings for sale and for rent. The Company plans to conduct preparatory work associated with the construction of residential buildings.
The Warsaw market, on which the Company operates, is the most developed office space market in Poland, with the office space resources estimated at more that 3 million square metres.
